Heh, I was just going to ask you, Tamir, what the rents are like in those buildings. I could never afford to move back there. I mean, we could, but not have the lifestyle we have now. I prefer to live where the mortgage is under 1,000 a month.

I bought the apt out right. Lucky I did because the monthly maintenance is $700. I'm up near westchester county so it's a little chapter than being right on manhattan
 
Even Westchester is so expensive. Holy shite, 700 a month! Do you have nice amenities at least? That's the part that gets us. You can buy a fairly decent apartment right now up in Harlem for about...oh, 2 bed/2 bath for about 600k, maybe a little less. But most of the buildings are small and don't have all that big monthly fee, no doorman, etc. Who needs a doorman? What am I, Princess Diana?

I love it up there near Columbia between Broadway and Amsterdam. Love the upper West Side. Maybe when we get really old. I don't know. I miss it so much. Then I don't. Bah.
 
KJC uses peat moss, perlite and vermiculite without any additional lime or anything else and runs it like a hydro grow with pH below 6. That's what I doing with my current grow as well.

When I purchase peat moss it already has the calcium source added in to buffer the pH. The Pro-Mix Hp already has a wetting agent included.

Ingredients

Canadian Sphagnum Peat Moss
(65-75% by volume)
Perlite - horticultural grade
Dolomitic and Calcitic limestone
(pH adjuster)

Wetting Agent
Mycorrhizae — endomycorrhizal innoculum
(Glomus intraradices)

I also add mycorrhizae to the soiless mixture at the time of transplant.

Here is the brand of mycorrhizae that I use

I use peat moss, perlite, vermiculite and mycorrhizae for my plants. I would mix your soiless mixture in a ratio of 60% peat moss, 20% perlite and 20% vermiculite. If you can get Pro-Mix HP you would only need to add vermiculite and mycorrhizae.

You want pH 5.8 for hydroponic and soiless (peat moss and coco coir) and pH 6.5 for soil.

Not really nice amenities included light and gas is the only real upside. We do have a door man tho.. Lol I love the upper west side. I'm always on Amsterdam for happy hr. 600k is a steal for that area. More like 850-1m. I will never live there. Rather buy a house with a barn as my grow box.. Lol

It's hard to find any apt. even in Harlem for less than close to a million these days inside the city. At the time I moved into this rent controlled apt. I could of bought something uptown for pennies on the dollar (before the real estate boom) but I was young & dumb not thinking about owning. But I'm comfortable. Been here long enough to stay. I know a few people whose maintenance fees are nearly as high as my rent & then they still are paying there mortgage. I also know a few whose maintenance fees are under 100 bucks but not in any utilities included buildings
