I think resin is produced by the glandular trichomes..
Sap is plants' 'blood/plasma'

A little searching suggests it's called guttation and is associated with high soil moisture and high humidity at night. (it was grown in hydro and crammed in between larger plants by the end so it sounds like that was the cause)
